 REAL ESTATE IS A GREAT INVESTIMET

As long as I can remember as I was growing up, it was instilled in me that real estate was a great investment. I can remember my mom and dad buying rental properties whenever they had a little extra money to invest.  It was not always easy, and they didn't always have a lot of extra money, but they worked very hard in their own business and invested what extra money they did have. They continued through their life to invest in real estate and at retirement were able to retire very comfortably. I say all of this to say that real estate is a great investment.

Renting, unless it is just for a short time due to a possible relocation, in my opinion, is a very bad decision. You see, you are paying for your landlord's property.  And at the end of 30 years it is your landlord's home, not yours.

Take for example if you were renting at a rental rate of $1000/month, you will have paid $360,000 in that 30 years. At the end of that 30 years, you will have absolutely nothing to show for it. Your landlord will have a free and clear deed to the home that was paid for by you. On the other hand, if you were buying it instead of renting it, you would have a home paid for, and not have to pay any more payments after the 30 years plus you would have 100% equity in your home.

It cost very little to get into a home these days with a lot of programs to assist buyers. In a good economy or bad economy it is still a good idea because it is a long term investment and you are going to have to pay someone rent, unless you go live under the freeway :) .

As an investor, it makes great sense to buy rental properties because a rental property pays for itself. You own it and someone else pays for it. I am not going to say that it is always easy dealing with rental properties, but in the long run I believe it is a great investment.

There are a lot of great deals right now such as HUD and Bank Foreclosures that can be purchase at much reduced prices. It's a great opportunity to get immediate equity on a home.
